ILM Capital targets multi-family assets, primarily student-housing focused, located near either nationally known universities or secondary schools, that are demonstrating strong growth metrics and fundamentals. These markets may be also “immature””, with limited purpose-built housing, or have strong barriers for entry or growth in this sector.


Fundamental Value Approach

ILM focuses on acquiring high-quality, well-located multi-family assets that offer intrinsic long-term value, and where identifiable opportunities are present to deploy capital, increase cash flow and affect property operations to increase net operating income (NOI). ILM avoids opportunities where these key value drivers are not present, while underwriting investments on an unleveraged basis and then customized capital structures in an effort to optimize risk-adjusted returns providing downside protection to our investors. Through this proactive approach to asset management and strategic property management, ILM provides value creation opportunities without relying on incontrollable variables such as economic market growth, strength in capital markets and improvement in market fundamentals.


Risk Mitigation

Focusing on downside protection, by controlling the operations of each property and placing a premium on current cash flow, ILM will be able to minimize operational challenges and reduce dependence on favorite markets.


Geographical Focus

ILM targets multi-family assets, primarily student-housing focused, located near either nationally known universities or secondary schools, and east of the Rocky Mountains. This aspect is critical to the investment thesis, as it allows for the ability to target specific assets given existing market conditions, without geographical constraints, to maximize risk adjusted returns within the portfolio for investors.
