Our investment strategy targets properties in which we can judiciously employ capital and implement operating expertise to drive net operating income.  The type of product we pursue ranges greatly: from multifamily properties that are ripe for conversion to student use to underperforming or “under-amenitized”, newer, purpose-built student properties, and newer, “core-plus” types of properties with strong cash flows.  Locations in close proximity to campus, walkable or accessible to campus by bicycle, shuttle or university bus routes are preferred.

We are intensely focused on the cost benefit of our capital improvement dollars and evaluate every strategy, on a deal-by-deal basis, from little or no renovation to heavy renovation and re-development.
