Post-acquisition, ILM engages in hands-on property management with a “boots-on-the-ground” approach. ILM principals actively direct day-to-day operations, hold weekly and often daily operational calls with on-site staff, and conduct frequent on-site property visits and market surveys.
Similarly, because some of our projects rely heavily on renovations in order to modernize the offering to prospective residents, ILM coordinates the necessary construction management team to strategize, implement, and supervise the renovation process including overseeing all third-party architects, engineers, general contractors, and specialty trade contractors, Further, we work hand-in-glove with all staff to integrate the renovations and management of the projects, thus providing our investors with exceptional returns for the capital employed.
In addition, a significant role in our management involves line-by-line budget review and approval, cash forecasting, and monthly multi-level review of financials reports.
